What Sets Our Surveys Apart?
Our surveys are methodically undertaken, and reports drafted with a lot of consideration and time.
Unlike many other surveying paractices who use generic terms and repeat clauses, each survey we undertake is completed with its own uniquely drafted report.

Our experienced staff members have a thorough knowledge of most property types and ages. Thanks to their work refurbishing properties, IGL Surveyors have witnessed many common defects which may not be initially be visible. We are therefore often able to advise on potential hidden issues as well as those which are more obvious.
From this background, we also have a broad familiarity with many property types across various ages throughout the North of England.
At the appointment stage, we will ask for information about the type of property you are interested in to ensure we consider ourselves competent in advising on issues with such a property.

If we feel for any reason that we may not have the necessary experience for a specific property, we will advise you of this and will likely recommend that you seek an alternative surveyor more experienced with such a property. We note that we would consider this a rare occurance though, limited to very niche properties.
Your quote seems much higher than other companies?
Common feedback we recieve is that our fees for RICS Home Surveys seem high.

We do not shy away from the fact that this is due to the time we spend on each survey and report and is unfortunately the cost for us to provide each client with an individual report and overall thorough service.

We aim to provide every customer with a most cost effective quotation we can offer. From the enquiry stage, we will consider the type and age of property in question and estimate the time we expect will be required to provide the high level of service we pride ourselves on. We will then provide you with a fixed fee for this service.
To give some idea of the time involved and therefore the reason for the costs; a Level 3 survey can take between 20-50 hours to complete.


Level 2 Surveys
Although less detailed than the Level 3 surveys, our Level 2 survey reports are no less individual.

These reports do not describe the construction of the property, instead giving an overall description and focusing more solely on issues of concern.

Level 3 Surveys
Our most detailed and thorough survey, suitable for larger older properties, or properties which have undergone sigfnificant alteration.
​
These reports describe the construction of the building, the current issues identified during the survey, potential ongoing issues and maintenance requirements.
​
If agreed at the appointment stage, we can also include estimated costs for repairs based on recent project costs, or construction price book costs. This can often be useful if you are looking to negotiate on the purcahse price of a property due to significant repairs identified in our survey.
