Building defect analysis or building pathology as it has come to be known is essentially about dealing with the cause of a problem rather than the symptoms…

It therefore requires an analytical mind which needs to gather all the necessary information before beginning to commence a diagnosis. ‘Looking outside the box and drawing quick conclusions is seldom likely to produce effective long-term solutions.

Some surveyors are more suited to this type of work than others. IGL recognises this and uses the experience and specialism within the office to best effect. Experience and knowledge of construction are invaluable, but new technologies in construction can be approached without fear if the principles of investigation and diagnosis are followed in the same way.

Analytical equipment can be always be hired, but there is no substitute for knowledge and experience. It is equally important to be able to communicate the results of an investigation in a manner that can be understood by those it is intended for.  


Each of our custom reports is drafted in a way that avoids complicated jargon or little known abbreviations. Instead, we pride ourselves on having developed a process of producting concise reports which convey our findings, and offer our opinion and recommendations

Project Examples

IGL were initially appointed by MD Insurance Services Ltd to carry out a Defects Investigation to the render finish on a 3 storey block of apartments. IGL reported back to the client and were then asked to provide a specification of works, contract admin and site monitoring services.

The location of the building meant that it was highly exposed to the weather elements. This problem was found to be exacerbated by the poorly designed balconies to apartments above ground floor level. Pointing between the stones was also found to be poor/cracked with mortar missing.

There were abutment deficiencies and water penetration was taking place to behind the render, thus causing the finish to become loose, friable and damaged to many locations. Peeling and deterioration to the external masonry coating was evident.

We were able to provide a detailed specification for a new rendered finish which would be capable of withstanding the weather in this location. As part of our service, we also proposed alterations to the existing balconies which would allow the balconies to be retained rather than replacing them. This would further help to preserve the newly rendered finish.

We monitored the progress of work with regular inspections on site and were able to provide the client with regular updates and fee projections to overall provide a successful completed project
