IGL Surveying have been assisting Progress Housing Group with their purchase of new residential housing stock and adapting these purchases for specific end-user needs prior to occupation.
IGL are appointed to undertake the initial survey of each property, highlighting significant defects and potential costs. These repairs are then considered together with a high level initial design for the property allowing IGL to provide the Client with a feasibility cost assessment for the project. This allows them to consider this with the purchase costs, potential rental value and determine the overall feasibility of a project.
As with this project, where considered feasible, IGL then continue the design to a more detailed stage, acquiring planning and building regulations approval where necessary. We then develop a tender package of drawings, specification, and product information all in line with the Client's strict requirements for finishes.
IGL also act as Principal Designer under the CDM Regulations, collating the pre-construction health and safety information to include within the tender package.
The client then manages the tender process before appointing a Contractor based on their cost/quality assessments.
IGL were then appointed as Contract Administrators, adminstering the works through a JCT Minor Works contract. Although not asked to monitor quality of works week to week, we attended monthly meetings and highlighted elements of work not compliant with the specification.
We then helped to control costs of any variations issued through the construction process to deliver a newly refurbished property, with secure boundaries, new appliances, more accessible rooms for the end-user.
