IGL were approached by Plumlife Homes to investigate issues of water ingress occuring to a block of flats in a coastal location.

We arranged safe roof access with a contractor to facilitate intrusive roof level investigations as well as make observations within the general roof space of the building.

This revealed roof tiles laid at the limit of their minimum recommended roof pitch. Although this in itself may not cause a defect, when combined with the underlay having been installed too tightly, this was allowing wind driven rain to pass beyond the tile roof covering and eventually drain through batten nail fixing points into the roof space.

IGL were asked to provide feasibility costs for resolving these issues.

We concluded that a new roof covering would be required, suited to the low roof pitch. We also recommended that ventilation be improved to the roof void to resolve issues of condensation and new underlay be provided to support this.

Planning permission was sought for the change of roof covering appearance, and works were then tendered to Contractors.

IGL visited site during the works to ensure compliance with the specification and to avoid issues of poor workmanship being repeated.
