IGL were appointed by the potential buyers of a Grade II listed, 1700's built farmhouse in the beautiful Pendle area of Lancashire.
The property was a traditional, linear farmhouse, typical of the Lancashire rural areas. The original adjoining agricultural building next door has been converted to other properties in recent years.
The farmhouse retained many traditional features though which made for an interesting report which we were pleased to be able to provide for the Client. These included the original stone staircase and balustrade, an original bread oven and traditional external envelope.
IGL advised the Client within their report of potential long term issues to the historial structure if improvements were not made. Due to the listed status of the property, some of the recommended repair solutions would likely be very costly in comparison to using more modern construction methods, and so we were able to advise the Client of this to help them make an informed decision about the purchase.
The Client returned feedback to explain how grateful they were for the detailed report and how it aided their negotiation of the purchase, allowing them to arrange for short term improvements which would allow them to budget for more significant repairs in the future.
