A chritable client appointed IGL to assist in the conversion and refurbishment of an obsolete church building which had been gifted to them for the purpose of their charity to provide accomodation.
IGL were able to agree a design to meet their desired needs, utilising space as much as possible. With an agreed layout, we were then able to obtain the necessary statutory consents for the preferred solution.
IGL then developed a tender package for competitive tender to ensure the Client achieved best market value for these works. During the detailed design, Amosite asbestos was uncovered below existing suspended timber floors and so we were able to advise the Client on the best course of action to remove this. This facilitated the replacement of the existing floor construction with a new beam & block floor with upgraded insulation to reduce future running costs.
Following receipt of tenders, IGL advised the Client on potential limitations of some Contractors, but were aware costs were going to be the ultimate deciding factor for this project.
This resulted in a smaller contractor being appointed for a large project. With rapidly increasing costs in a post-Covid economy resulting in difficulties to the project as sub-contractors withdrew based on their initial quotes to the Principal Contractor, IGL invested a lot of time to the project to help negotiate through to completion while ensuring the financial stability of the Contractor, but also controlling costs for the Client.
The end result was a preserved church being re-used and extensively repaired to now provide, warm, dry, safe spaces for the occupants with good quality facilities for them to utilise.
