Project Overview

IGL were initially appointed by MD Insurance Services Ltd to carry out a Defects Investigation to the render finish on a 3 storey block of apartments. IGL reported back to the client and were then asked to provide a specification of works, contract admin and site monitoring services.

The location of the building meant that it was highly exposed to the weather elements. This problem was found to be exacerbated by the poorly designed balconies to apartments above ground floor level. Pointing between the stones was also found to be poor/cracked with mortar missing.

There were abutment deficiencies and water penetration was taking place to behind the render, thus causing the finish to become loose, friable and damaged to many locations. Peeling and deterioration to the external masonry coating was evident.

We were able to provide a detailed specification for a new rendered finish which would be capable of withstanding the weather in this location. As part of our service, we also proposed alterations to the existing balconies which would allow the balconies to be retained rather than replacing them. This would further help to preserve the newly rendered finish.

We monitored the progress of work with regular inspections on site and were able to provide the client with regular updates and fee projections to overall provide a successful completed project
