The scheme involved converting a large detached, extended Victorian property in the Hoole District of Chester into self-contained apartments for general let.
A particular challenge with this scheme was to undertake a cost effective conversion utilising as many elements of the previous conversion as was possible to minimise conversion costs.
The scheme had been converted into its present use approximately 15 years previously to a relatively high standard, however intrusive opening up was undertaken to assess the quality of the previous conversion.
This enabled us to retain key elements of the previous upgrade and existing fabric, whilst still meeting the more stringent Building Regulations requirements relating to a “material alteration”
A particular challenge with this project however proved to be replacing the existing poorly performing acoustic flooring and ceilings whilst protecting the adjacent, satisfactory building fabric and finishes. The pre-works investigations enabled us to minimise the disruption, substantially reduce the cost of conversion works and re-let the properties more quickly.
IGL were engaged to undertake a full “all in” service for the delivery of this scheme including providing the Client with one point of contact throughout the scheme.
The scheme was completed and fully let in August 2016
