Case Studies – Conversion / Remodelling

The properties were originally bought by Oldham Local Authority as part of the multi-million pound Housing Market Renewal Programme but this was axed by the Government in 2010 leaving owner occupiers living next door to derelict and boarded up properties.

The properties were earmarked for demolition until a bid to secure empty properties funding from the Government by the LA and Great Places was successful, which then led to the properties being leased to Great Places Housing Group so that a programme of regeneration could commence.

IGL presented an imaginative scheme for lateral conversion of the smaller existing properties with existing larger properties being refurbished to provide a cost effective scheme to retain the existing dwellings. 35 two up two down properties were converted into 20 high quality 2, 3, 4 and 5 bed homes. These conversions reflected the local demand for large family dwellings.

A particular feature of the scheme was the use of local trades people by the Contractor and employment of trainees from Oldham College who joined the team on site at various stages during the refurbishment.

A separate programme of external enveloping works to privately owned properties were negotiated by IGL with the successful contractor. This was undertaken in conjunction with the main programme of works. This ensured that the completed streets had some consistency in external finishes.

The completed scheme incorporated high levels of fabric insulation together with other energy saving devices to minimise tenants fuel bills. IGL were able to deliver a ‘one stop’ service (including Clerk of Works) ensuring a single point of contact for the client.

The popularity of the properties has been demonstrated by the full occupation of the scheme since completion, and private owners in the area have now started to invest in their own properties.
