Great Places Housing Association purchased this former Hotel for the purpose of converting it into 10 luxury apartments and appointed IGL to take on the role of Design, CA, QS, CDMC and Clerk of Works.
Shadowlands was previously used as a hotel but fell into disuse due to its poor condition and lack of demand, made worse by squatters, vandalism and fire damage.
In partnership with Great Places and Blackpool Council, the brief comprised a conversion to 10No larger self contained luxury apartments initially for rent with a view to sale when market conditions improved.
The completed scheme provides a high level of fabric insulation, large floor areas and low maintenance finishes. The building retains the traditional Victorian facade to the front with a more modern rear façade including Juliette balconies and a mixture of brick, render and low maintenance cladding.
IGL and D J Hughes Ltd were finalists in the ‘Best Conversion’ category and won the ‘Residential Development’ category award at the LABC Building Excellence Awards in 2013 for recognition of the high standards of design, construction and workmanship.
The high standard of conversion has much improved the once run down area and as a result of the outstanding results on Pleasant Street, neighbouring B&B’s and local Hotels are also improving their own buildings.
