The scheme involved converting a large Georgian Grade 2 listed Building within the city walls of Chester from a 9 bed supported housing scheme for single homeless men into 5 self-contained apartments for affordable rent.

The particular challenge with this scheme was that we needed to undertake a cost effective conversion within the limitations of the existing internal layout along with the conflicting requirements of Listed Building Consent and Building Regulations requirements.

As a result of lessons learned from previous conversion schemes of this nature and following an initial feasibility study, some limited opening up was undertaken to assess the specification and quality of the previous conversion.

We commissioned the Acoustic Consultant early to undertake a predictive assessment of the suitability of the suspended ceilings, partitions etc. and the likelihood of achieving Building Regulations Part E (Passage of Sound) compliance.

This secondary investigation enabled us to determine the quality of sound compartmentation elements of the previous upgrade, retain and upgrade large elements of the existing fabric, components and finishes, whilst still meeting Building Regulation requirements for a “material alteration”.

IGL were engaged to undertake a full “all in” service for the delivery of this scheme including Design, Contract Administration, Q.S, Principal Designer & Clerk of Works providing the Client with one point of contact throughout the scheme.

The particular scheme also benefited from a Homes and Communities Agency grant. The redevelopment was completed to the full satisfaction of the Client and all apartments let by November 2016
