Conversion of former guest house into 2 three bedroom residential properties

The scheme involved converting a large former derelict 10 bed Guest House in the North Shore area of Blackpool into 2No 3 bedroom high quality properties for general let in the heart of the town.

Particular challenges with this scheme were the front to back conversion with access and utility connections being the most problematic.

Once work commenced, the opening up uncovered a number of previously covered defects requiring major additional works to be undertaken to prolong the long term life of the property following conversion.

The combination of a comprehensive initial specification and drawings plus our skills at managing costs enabled the scheme quality to be maintained whilst employing value engineering techniques to minimise the overall financial impact of the additional works.

Complementing other private sector investment in the area, this substantial “back to brick” refurbishment clearly demonstrates Blackpool Housing’s commitment to providing high quality rented accommodation in the heart of the Blackpool.

The scheme was completed and fully let in December 2016.
