The works involved the construction of a traditionally built 12 bedroom, full en-suite, respite care home, with full independent facilities together with a 20 person daycare centre, having both independent external and adjoining internal access.

Once a suitable cost model had been selected, IGL provided a full design, procurement, cost consultancy, CDM Coordinator, Contract Administration and Site Monitor service.

IGL were able to give detailed cost advice throughout enabling the client to make informed decisions on the type of construction and best procurement route.

IGL managed the construction phase,  ensuring good communication between the consultants, clients and contractors involved and were able to deliver the completed development under budget and on programme

The grand opening of the centre took place in March 2009 by local dignitaries. It was individually commended in the 2010 North West LABC awards as an outstanding scheme in its category.

The project represents IGL’s commitment to providing a complete service to their clients, going above and beyond to achieve excellence in all aspects, understanding that success in construction is not only measured in property but in the product of the function it facilitates.

IGL have carried out a number of care home refurbishments in the past and their knowledge of this sector enabled the client to get a clear view of the way forward.

Making best use of the site space, the access to and within the building and utilising their design knowledge to include all the clients requirements within a co-ordinated design. Whereby the client could rotate and mirror facilities right up to start on site stage.

From this understanding IGL were able to develop a bespoke design, making best use of all available space and ensuring that the space would complement the service provided by the staff.  IGL worked closely with the LA Planning Department, LA Building Control and the neighbouring residential properties, as well as the client in developing the design to ensure that the development would ‘fit in’ to it’s surroundings and have the desired welcoming feeling encouraging use of the facilities.

IGL incorporated their knowledge of accessibility during the project, ensuring that the completed development incorporated best practice design and was ‘accessible for all’.

The home continues to flourish and will provide a good basis for further such facilities throughout the Northwest.
