IGL were appointed to develop proposals for the above scheme which would set the standard for the remainder of the South Beach Development.
We were closely involved with Great Places and Blackpool Council for developing the “exemplar”conversions to be used in the new Blackpool Planning Brief to control all future conversions in the area.
The guest houses had previously been extended in a piecemeal fashion over the years, resulting in poor street aesthetics and numerous structural problems associated with non-conforming alterations.
The development brief was to “de-convert” the properties back to their original use as 2, 3 and 4 bedroomed family dwellings, enhancing the general street scape by the re-introduction of bay windows, garden walls, fencing and soft landscaping.
IGL provided a “one stop” service of Design, Contract Administration, QS and CDMC ensuring a “one point” contact for the client.
These restored homes now feature the best of traditional architecture, period features with light and modern interiors and newly installed heating systems, increased insulation and high spec double glazing.
A particularly innovative part of the development was the integration of outdoor space to properties that had limited external areas with the creation of “sun decks” to upper floor levels.
The programme was completed on schedule and below budget . The properties were sold under the Governments Shared Ownership Scheme to local Blackpool residents upon completion.
