The original properties were of a ‘non traditional timber frame’ construction. Due to this unusual nature, a number of properties were opened up to determine the nature of construction. The investigation identified deficiencies in wall construction with virtually no cavity wall ties.
A separate wall tie retrofit programme was set up in advance of the main schedule of works to avoid delaying the start of EWI works.

Great Places Housing Association purchased this former Hotel for the purpose of converting it into 10 luxury apartments and appointed IGL to take on the role of Design, CA, QS, CDMC and Clerk of Works.
Shadowlands was previously used as a hotel but fell into disuse due to its poor condition and lack of demand, made worse by squatters, vandalism and fire damage.

The properties were originally bought by Oldham Local Authority as part of the multi-million pound Housing Market Renewal Programme but this was axed by the Government in 2010 leaving owner occupiers living next door to derelict and boarded up properties.
The properties were earmarked for demolition until a bid to secure empty properties funding from the Government by the LA and Great Places was successful, which then led to the properties being leased to Great Places Housing Group so that a programme of regeneration could commence.
